Layout approval from the planning authority (for example CMDA, DTCP, BDA or HMDA); RERA registration where applicable; Title documents and encumbrance certificate for the parent land; Plot dimensions, road width in front of your plot and setbacks; Status of roads, drainage, water and power at handover.
Most banks lend on approved, RERA-registered projects. Lenders have their own rules for plots, agricultural land and under-construction property, so confirm with your lender early.
