Documents Required for Property Purchase

Documents to check before buying

• Title deed and chain of previous title documents (parent documents).
• Encumbrance certificate for the relevant period.
• Approved layout or building plan, with approval number.
• RERA registration certificate, where applicable.
• Patta, khata or property tax records, depending on the state.
• Land-use or conversion order, if the land was converted from agricultural use.
• No-objection certificate from any lender holding a charge on the land.

Documents you will sign or receive

• Booking form and allotment letter.
• Agreement for sale (in the RERA model format, where applicable).
• Payment receipts for every instalment.
• Registered sale deed.
• Possession letter, and completion or occupancy certificate for built homes.

Your own documents

• PAN card and identity proof.
• Address proof.
• Passport-size photographs.
• Income documents and bank statements if you are taking a home loan.
